The Sunrise Beach Villas are located in Sunrise Beach, Missouri, on the banks of the 54,000 acre Lake of the Ozarks. Lake of the Ozarks is the "Lake Tahoe of the Midwest". It's a playground for millions of visitors and has a large year round population. Our target market on the turn will be second home buyers and primary home owners looking for value. There is a shortage of affordable rental properties which makes renting a viable option. The Recreational Housing Market continues to boom and water front properties have high historic appreciation rates.

The City of Sunrise Beach is the future hub city of Lake of the Ozarks. It is the central and most expandable location on the lake. It has parks, recreation, boating facilities, restaurants and tourist attractions. We chose our project in a city with a strong future development base rather than a area that has maxed out its potential. Like in the middle of Osage beach that will get by passed by the new freeway.

The median condo price at the beginning of the year was $177,132.   The median home price in this area increased 22% last year and condo prices increased 14% according to the Bagnell Dam Area Board of Realtors.  This may not compare to the 47% increase we saw in Phoenix last year. By the time you have seen a 47% increase, you've missed the boat. You want to be in an ownership position before a major run up, not after.
